TrueHaven Menifee

A small 55+ community around one square. Luxury in the morning walk, the shade, the game of pickleball — not in the price of the house. Three villages. Homes reserved before the next street is built. Planning only. Not The Villages. Not a public home sale.

Public property marks stay partner-safe. Home prices, pad rent, deposits, equity, and returns — if any — stay private. This page is not an offer to sell homes, lots, or securities. TrueHaven is not affiliated with The Villages in Florida, Spanish Springs Town Square, Lennar Village at Menifee Town Center, or Century The Village.
What we are selling

Not a house. A good day, on repeat.

Old age should feel light. Coffee on the square. Shade. A short walk to the pool. Someone to play pickleball with. A home you can lock and leave. That is the product. The manufactured home is how we keep it affordable.

01

Quiet luxury

White plaster, simple arches, a small fountain, olive trees. Materials that look expensive because they are honest — not because they are marble.

02

Low cost

One-story manufactured homes on finished pads. We spend on the square and the streets, not on a golf course we cannot afford to run.

03

Neighbors

55+. Small enough to know people. Large enough for a club. Happiness is the person next door, not a brochure amenity list.

04

A real place

Sun City is already next door. The Square is a courtyard, not a fake founding story. Cafe names are shops. History stays honest.

The point

Selling happiness

A bench, shade, water. The house stays simple on purpose.

Mood

Luxury in the day. Low cost in the house.

Concept stills only. Not a specific parcel. The spend is plaster, shade, water, and four courts. The home stays a simple one-story casita.

Naming

TrueHaven is the brand. The Square is the heart. Villages are the phases.

“The Villages” and “Spanish Square” already belong to Florida. We keep the feeling — a plaza people walk to — and own our own words.

The mark

Two cottages, one fountain. Quiet. Readable at a favicon. Sits next to the Property True T without copying storage.

Master name

TrueHaven

Same family as Property True and TrueStorage. Easy to say. Easy to take a reservation against.

Place name

The Square

The courtyard, pool, and pickleball. Village 1, 2, and 3 open around it. No Florida fight.

Working program

TrueHaven Menifee

Buyer owns the home. We keep the land and rent the pad — unless a later lot-sale path is chosen. Working line: Reserve the home. We build the street.

Golf carts are how people move. A cafe and a couple of shops sit on The Square as leased bays — operators run them, we keep the dirt. Not a mall. Counts move with the actual parcel. No public prices, rents, or deposits on this page.

Phases

Sell the village. Then build the next one.

00

Control the dirt

Option or purchase first. No reservation marketing against a site we do not have.

0

The Square shell

Arcade, fountain, clubhouse, pool, four courts, two models, cart streets. One cafe bay only. Operators later. This is the only at-risk vertical.

1

Village 1 · 40 homes

Cafe opens when the first street fills. Binding home orders on the legal path. Gate to Village 2: about 70% under order.

2

Village 2 · 44 homes

Second leased bay — a shop. Cart barn if needed. No new restaurant until people are already here.

3

Village 3 · 40 homes

Third bay only if Village 2 proved the first two. Farm it out. If the street does not sell, the back 40 stays dirt.

The house is a well-finished manufactured home. The luxury is shade, water, courts, a golf-cart street, and a square that looks like it has always been there. A cafe and a couple of shops sit on leased bays. Operators run them. We keep the dirt. That is how 55+ stays affordable without feeling cheap.

Menifee has a mobilehome space-rent ordinance. New construction may be exempt — counsel confirms before any rent story is used. This is not TrueStorage. A small storage pad is not a village.
